Münster-Based syte Raises €9 Million to Expand Its AI-Powered Real Estate Analytics Platform

syte has raised €9 million in a Series A round to expand its AI-powered real estate analytics platform across Europe. The round was led by amberra, the venture studio of the Cooperative Financial Group Volksbanken Raiffeisenbanken, with NRW.BANK joining as a new investor. Existing backers, including companies linked to the Schwarz Group, High-Tech Gründerfonds (HTGF), vent.io and Vantage Value, also participated.
Founded in Münster in 2021 by Matthias Zühlke and David Nellessen, syte is building an AI-driven decision platform for the real estate industry. The company combines cadastral and LiDAR data, aerial and satellite imagery, market information and other sources to create detailed digital representations of land and buildings.
The platform helps developers, banks, brokers and other real estate professionals understand what can potentially be built on a property, which planning and zoning requirements apply, and whether a development, renovation or investment project makes economic sense. syte also provides insights into building potential, renovation requirements, energy demand, financial viability and available funding programmes.
According to the company, syte's platform now covers more than 62 million land parcels across Germany and is used by over 200 customers for property valuations, planning and portfolio analysis. Its annual recurring revenue has doubled year over year, while the company has grown to more than 40 employees. syte was also named PropTech of the Year in 2025.
The startup previously announced a €5 million Seed round in September 2024, which was led by the Schwarz Group alongside Vantage Value, vent.io and existing investors including HTGF. The funding supported syte's development of AI-based real estate analysis and products such as syte Renovate.
With the new capital, syte plans to take its technology beyond Germany and into additional European markets. The company also intends to automate more of the earliest stages of real estate development—from assessing a property's building potential and checking planning regulations to evaluating the financial viability of a project.
The broader goal is to digitally map the complex decision-making process that takes place before construction begins, giving real estate professionals faster access to data-driven insights and helping them identify opportunities earlier.
